Getting Started with Phase I Environmental Site Assessments

Having a Phase I ESA conducted safeguards you, the buyer, from issues arising from past use, such as contamination. Environmental clean up costs can leave a dent in your wallet, but the assessment can make sure you're aware of issues before your purchase.

Phase I Environmental Site Assessments will take 2–4 weeks to conduct on average. Yes, they can be done quicker, but generally anything faster than 2 weeks runs the very real chance of missing key information (also called a data gap). Anything longer than 4 weeks is usually for complicated projects where we really need to get our hands on any and all information out there. The delay is very commonly caused due to government agencies taking several weeks to respond to Freedom of Information Act requests regarding your property.

The assessment entails looking at records relating to the property as well as the property itself, and consulting with people about the property. All this information is then compiled into a report. The report is not on a pass/fail basis, but rather a collection of all the findings of the assessment.
