When buying or refinancing a property, it's important to protect yourself from any environmental liabilities by identifying problems before they become an issue. Any property you purchase is an investment, and the discovery of environmental liabilities after you've made your purchase isn't just a nuisance—it can financially impact your bottom line. A Phase I ESA is designed to protect you from environmental concerns and to identify issues before they become your problems.

Companies hire RMA to effectively identify and manage potential environmental liabilities through a Phase I Environmental Site Assessment before environmental concerns become a big problem. We've been an integral part of property and organizational transactions from large corporate mergers and acquisitions involving hundreds of facilities, to individual property sales. We've provided these services throughout the United States for the largest, international corporations to small organizations and private individuals.

Getting Started with Phase I Environmental Site Assessments

Having a Phase I ESA conducted safeguards you, the buyer, from issues arising from past use, such as contamination. Environmental clean up costs can leave a dent in your wallet, but the assessment can make sure you're aware of issues before your purchase.

Phase I Environmental Site Assessments will take 2–4 weeks to conduct on average. Yes, they can be done quicker, but generally anything faster than 2 weeks runs the very real chance of missing key information (also called a data gap). Anything longer than 4 weeks is usually for complicated projects where we really need to get our hands on any and all information out there. The delay is very commonly caused due to government agencies taking several weeks to respond to Freedom of Information Act requests regarding your property.

The assessment entails looking at records relating to the property as well as the property itself, and consulting with people about the property. All this information is then compiled into a report. The report is not on a pass/fail basis, but rather a collection of all the findings of the assessment.

Phase I ESAs Completed Honestly & Transparently

When we conduct a Phase I ESA, we factor our pricing and the mechanics of the job based solely on the need for a Phase I. A common trend in the environmental consulting world is to underbid on the initial Phase I ESA quote in order to get the job, and then identify questionable REC's and recommend additional work in the form of a costly Phase II ESA. In this instance, you the buyer, are on the hook for expensive additional work and the "cheap" Phase I becomes part of an expensive environmental assessment project. That's not how we work. Should you need a Phase II ESA, we can address that down the road, but we don't factor that price in upfront.
