When you need a Phase I ESA completed to protect your property or investment from any environmental liabilities, it's vital you get a Phase I done to the ASTM standard. If you need additional services such as environmental audits, lead, mold, or asbestos inspections, those can be added on.

When we conduct a Phase I ESA, we factor our pricing and the mechanics of the job based solely on the need for a Phase I. A common trend in the environmental consulting world is to underbid on the initial Phase I ESA quote in order to get the job, and then identify questionable REC's and recommend additional work in the form of a costly Phase II ESA. In this instance, you the buyer, are on the hook for expensive additional work and the "cheap" Phase I becomes part of an expensive environmental assessment project. That's not how we work. Should you need a Phase II ESA, we can address that down the road, but we don't factor that price in upfront.
